Commercial Lighting Upgrade Services for City of Melbourne Council House - Teoma

Summary

Teoma has been working with City of Melbourne on a number of projects for the last three years. These have included lighting upgrades across a number of well known Melbourne landmarks, including an SWB upgrade works at the iconic Melbourne Town Hall. On this occasion, the team at Teoma carried out a complete LED lighting upgrade over 7 floors of office space in Council House 1.

Teoma regularly partners with local governments for works, and has completed a large number of projects for others including the City of Stonnington, Cardinia Shire Council, and City of Kingston. For this particular project, our team worked with Robus Lighting to provide a VEEC’s Eligible product that would be suitable for the Council’s requirements. Being a VEEC’s eligible project means that there was a large rebate component, which acts as a heavy incentive for large properties to carry out energy-efficient upgrades that reduce greenhouse emissions.

The Works

The lighting upgrade works at Council House 1 was aimed at energy and greenhouse emissions reduction. Energy-efficient projects like this align with the City of Melbourne’s net-zero carbon emission targets. Energy Efficient LED lights dramatically reduce energy consumption in this case by up to 70%.

This large reduction is not only a positive for the environment (less emissions), but also presents a cost-saving in a reduced electricity bill. In the specific case of Council House 1, not only will there be an ongoing reduction in electricity costs, but the partnership with ROBUS lighting meant our team was able to present the client with VEEC’s Approved fittings. This approval meant that the project was then eligible for a further offset in the form of a rebate through the state government program established to encourage energy-efficient projects.

Teoma was able to offer the client both an energy-efficient improvement, as well as coordinate a further offset reducing the investment required by the client. On a project like this, we anticipate a payback period of less than 12 months for the client.

Teoma has been completing LED projects like this for over 10 years and as such have a strongly established process in place to ensure all goals and milestones are met. This project type is not the most complex, but sound work practises are necessary to ensure that the work is completed efficiently and with minimal impact to the operating environment. As this project was completed over 7 levels of occupied office space during what is currently a Covid uncertain time.

Additional effort was required to ensure all works were completed safely, without compromise for the safety of office occupants or our electrical team. By working closely with the clients, the team was able to establish clear work zones and schedule works on unoccupied floors. As the Covid situation has evolved the client had employees and departments returning to work over the period.

With strong, effective communication, the team was able to coordinate works without impacting the office’s operations. Further switchboard works were carried out and it was necessary at times to complete these works outside of normal working hours.
